What is the procedure for booking and buying an apartment?

The procedure includes the signing of the reservation agreement and the composition of the reservation fee, the signing of the contract for the future and subsequent payments during construction.

What are the payment terms and schedule?

Booking Agreement and Fee

Signing of the reservation contract and the composition of the reservation fee of EUR 10,000.

Contract for future contract

Within 30 days from the signing of the reservation contract, it is necessary to sign the contract on the future contract and pay the amount up to 30% of the price of the apartment.

Payment after completion of rough construction

Until December 31, 2025 or after the completion of the rough construction according to act 14, it is necessary to pay up to 60% of the price of the apartment.

In case of payment of 100% of the price, the transfer of the property takes place already at this stage.

Payment after completion of construction

Until December 31, 2026 after the completion of the construction or after the completion of the construction according to act 15, it is necessary to pay up to 90%.

Payment after Collation

Until June 1, 2027, after approval (according to act 16), it is necessary to pay the rest of the purchase price (up to 100%) and the transfer of real estate is carried out.

What are the legal requirements for foreign buyers?

All legal services will be provided to you by the developer of the project.

Will contracts and communications be available in English?

All communication, handling of the purchase and transfer will be in Czech, the authorities with the petitioner and all documentation in Czech translation.
